Senior Project Manager, Capital Projects (Hotels)

Summary
The Senior Project Manager, Capital Projects is responsible for leading the planning and execution of capital improvement initiatives across a portfolio of approximately 13 hotels. This role serves as the primary driver of CAPEX strategy, procurement, renovation planning, and infrastructure upgrades, ensuring properties remain competitive, compliant, and aligned with ownership and brand expectations.
This position requires a leader who can operate at a strategic level -- building multi-year capital plans, presenting recommendations to ownership, and driving vendor strategy -- while also being highly hands-on, regularly visiting properties, managing active job sites, and ensuring work is executed effectively in live hotel environments.
Key Responsibilities
- Lead the annual and long-range CAPEX planning process across the portfolio.
- Develop multi-year capital roadmaps based on asset lifecycle, brand mandates, ROI, and operational priorities.
- Prepare investment recommendations and capital presentations for ownership review.
- Define renovation scopes of work for guestrooms, public spaces, F&B outlets, exterior, and back-of-house areas.
- Oversee and execute brand Property Improvement Plans (PIPs).
- Lead procurement strategy including bidding, vendor selection, and contract negotiation for FF&E, OS&E, and construction services.
- Establish preferred vendor programs and leverage portfolio purchasing scale.
- Manage active renovation and infrastructure projects including scheduling, phasing, and cost control.
- Oversee upgrades to major building systems (HVAC, roofing, electrical, plumbing, elevators, fire/life safety, etc.).
- Conduct regular site visits and quality inspections to ensure work meets scope, budget, and safety standards.
- Manage pay applications, change orders, documentation, and project closeouts.
- Partner with General Managers and Engineering teams to minimize operational disruption.
- Ensure compliance with local codes, safety regulations, and brand standards.

- Projects delivered on time and within approved CAPEX budgets.
- Consistent renovation quality and brand compliance across properties.
- Reduced emergency capital spend through proactive lifecycle planning.
- Strong vendor performance and minimized change orders.
- Clear, accurate forecasting and reporting to ownership.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, Hospitality, or related field preferred (or equivalent experience).
- 7+ years of experience managing hotel renovations, construction, or multi-site capital projects.
- Strong understanding of hotel operations, brand standards, and FF&E procurement.
- Proven ability to manage multiple projects across various locations simultaneously.
- Strong financial acumen including budgeting, forecasting, and ROI analysis.
- Experience presenting to ownership groups and executive leadership.
- Willingness to travel regularly across the portfolio.
