Job Description
**Responsibilities:**
- Keep your maintenance crew running like a well-oiled machine by supervising daily activities, scheduling tasks, and celebrating wins together
- Dream up and roll out preventive maintenance programs for all building systems (HVAC, electrical, plumbing, and more) to keep everything humming along smoothly
- Wrangle maintenance budgets like a pro—track expenses, hunt down cost-saving opportunities, and prove that quality and safety don't have to break the bank
- Play detective with regular building inspections to spot maintenance needs before they become headaches
- Be the hero when emergencies strike—respond quickly and coordinate repairs to keep operations running without a hitch
- Keep meticulous records of all maintenance activities, repairs, and equipment performance using computerized maintenance management systems (because details matter!)
- Stay on top of building codes, safety standards, OSHA regulations, and other legal requirements—we've got this covered
- Build great relationships with external vendors and contractors, negotiate quotes, and manage service agreements like a seasoned pro
- Develop and maintain emergency response protocols that keep your team ready for anything
- Keep building occupants in the loop about maintenance activities and schedule work strategically to minimize disruption
- Dig into energy consumption data and implement clever efficiency improvements that reduce operational costs
- Mentor and train your maintenance team on proper procedures, safety protocols, and equipment operation—help them level up their skills
Qualifications
- Minimum 5 years of experience in building operations, facilities maintenance, or related field
- Proven experience managing and supervising maintenance teams
- Strong knowledge of HVAC, electrical, plumbing, and other building systems
- Proficiency with computerized maintenance management systems (CMMS)
- Solid understanding of building codes, safety standards, and OSHA compliance requirements
- Demonstrated ability to develop and manage budgets effectively
- Strong organizational and time management skills
- Detail-oriented approach to maintenance planning and execution
- Excellent communication and interpersonal skills
- Ability to prioritize multiple tasks and respond effectively to emergencies
- Experience with vendor and contractor management
- Knowledge of energy efficiency practices and sustainability initiatives
- Proficiency in Microsoft Office applications
- Valid driver's license and reliable transportation
- Preferred: Certification in building operations or facilities management
- Preferred: Experience with emergency response protocols and disaster recovery planning
- Preferred: Background in project management or capital improvement planning
