JOB DESCRIPTION:
Responsible for leadership, maintenance, and project management of approximately 5 properties including, warehouse, office space, and dough production facilities. The primary responsibility is the management, coordination, execution and on-going planning of preventative maintenance and new projects throughout the facilities. Many projects will be hands on as well as supervisory.
Essential Functions:

- Source local vendors and contractors to include writing contracts, obtaining necessary vendor set up forms and reviewing certificate of insurance for compliance.
- Plan, coordinate and manage site-wide maintenance activities to ensure the long term viability of the site facilities.
- Utilize and further develop quarterly/annual preventive, predictive and reliability–based maintenance processes/programs to continually improve site systems reliability.
- Oversee and maintain the following projects and maintenance; HVAC, replacing lamps, rekey doors, roof leaks, gutter breaks and cleaning, testing alarm and coding of alarms, test emergency lighting, parking lot maintenance, fire extinguisher certification, kitchen maintenance (hood cleaning, grease trap cleaning, fire suppression testing), internal/external painting, carpet cleaning, landscaping.
- Ability to assess conditions of an entire facility to include but not limited to building sprinkler system, electrical, mechanical, plumbing, roofing, building structure, landscaping, and equipment.
- Maintain accurate records of all equipment and service.
- Develop policies and procedures for emergencies to include but not limited to fire safety, sprinkler, plumbing breaks, and power outages.
- Develop a safety plan for all employee occupied buildings.
- Work with the Warehouse Manager to move collectibles within the property limits and occasionally be available to travel out of town on overnight visits for installations.
- Ensure the facility budget is managed to meet business targets.
- In charge of monitoring security system – requires 24/7 ability when alarm is triggered logging into the remote security system to either turn off alarm or call police depending on circumstances.
Competencies:
- Experience in Facilities Management or Property Management
- Strong organizational and management skills
- Ability to work in an environment with remote supervision
- Excellent communications skills
- Valid and clean driver’s license, CDL helpful but not mandatory
Job Requirements:
- 7+ years in a maintenance role
- 5 years in building construction, maintenance, and repair
- 3-5 years in Supervisory role
- Experience in facilities management and property maintenance
- Understanding of all components of an EHS Program (Environment, Health, Safety), including accident investigation, industrial hygiene, life safety, machine guarding, air permitting, wastewater and hazardous waste.
Supervisory Responsibility:
This position does not currently supervise Company personnel but does supervise contractors on corporate–owned projects.
Work Environment
While performing the duties of this job, the employee is required to be exposed to ongoing levels of construction and various weather conditions. The noise level in the field work environment may range from moderate to loud. This position is frequently performed in outdoor weather, but this position also works in an office environment and uses computers, phones, photocopiers, filing cabinets and fax machines.
Position Type and Expected Hours of Work
This is a full-time position. Normal business hours are Monday through Friday, 7:00 a.m. to 3:00 p.m. Additional hours outside of normal business hours and days of the week may be required. The ability to re-arrange hours on site are available due to the nature of the position.
Travel
Approximately 25% travel expected during a calendar year; this position can be away from home two to three days at a time as it requires driving a truck (differing sizes) with the Warehouse Operations Manager to deliver and ‘return’ collectibles to company and franchised owned stores.

- Frequent driving of a personal, company or rented vehicle to travel to company owned and franchised stores.
Additional Eligibility Qualifications
HGI’s automobile insurance carrier has specific guidelines for employees who drive company owned, rented, or personal vehicles while on company time of which the employee must meet and maintain. A valid driver’s license and proof of required vehicle insurance is required.
