Summary Of Overall Purpose
The Engineer III – HVAC, Commercial Service Technician is responsible for executing advanced diagnostic, service and maintenance work on commercial and mission-critical systems. This role requires deep technical knowledge, consistent quality of work, and strick adherence to safety, efficiency, and operational standards. While this is not a leadership position, it is expected to operate independently and serve as a highly skilled field resource on challenging HVAC and refrigeration systems
Key Accountabilities
Daily Operations
- Perform advanced troubleshooting, repairs, and diagnostics on mission-critical HVAC systems, including CRAC units, VFDs, split systems, and BAS interfaces.
- Execute complex service and maintenance procedures with minimal supervision, often in live and sensitive environments.
- Interpret mechanical drawings, wiring diagrams, and submittals to ensure accurate installation and repair of systems.
- Accurately document work performed, parts used, and recommendations for future service in digital work order system, Nuvola.
- Maintain compliance with all safety protocols, PPE usage, and company standards for workmanship and jobsite conduct.
- Coordinate with internal teams and occasionally interface with guests to communicate job status and technical findings.
- Ensure tool and equipment care and adherence to all field protocols.
- Follow the Hazardous Material Management Program procedures for handling and disposing of chemicals and agents as per Safety Data Sheets (SDS)
Quality Assurance
- Complete all installations of equipment in a timely fashion with minimal downtime.
- Create, implement and maintain a preventative maintenance program to prolong longevity of equipment.
- Learn, manage and maintain Trane/Tracer program.
- Develop and implement quality improvement or corrective action plans.
- Identify and recommend new ideas, technologies, or processes to increase organizational efficiency, productive, quality, safety and/or cost savings.
Additional Activities
- Provide training and mentoring to Maintenance Technicians II and II.
- Perform Engineer on Duty responsibilities, including conducting rounds and perform readings.

PHYSICAL DEMANDS OUTSIDE NORMAL WORK ENVIRONMENT
- Reach overhead and below the knees, including bending, twisting, pulling, and stooping.
- Move over sloping, uneven, or slippery surfaces.
- Move up and down a ladder.
- Move through narrow, confined, elevated spaces, including attics and crawl spaces.
- Ability to work on roof tops and other high areas.
- Regularly required to walk, stand, bend, crouch, balance, use hands and arms to lift/move objects.
- Consistently lift up to 45 lbs., unaided.
- Flexibility to work rotating schedules, nights, weekends, holidays, and/or extended hours of work, when necessary.
- Ability to work outdoors in all weather conditions.
Qualifications
SKILLS, COMPETENCIES, EDUCATION AND EXPERIENCE:
- Strong understanding of HVAC theory, refrigerant cycles, heat pumps, electrical components, and air distribution systems.
- Competency in leak detection, evacuation, recovery, charging, and performance testing.
- Proficient in working with centrifugal pumps, BAS systems, and system controls.
- Ability to work independently in high-pressure environments and consistently deliver quality results.
- Excellent attention to detail, time management, and problem-solving skills.
- Strong knowledge of wiring, piping, troubleshooting and controls.
- Must possess reasonable decision-making abilities and be extremely safety-conscious.
- Coordinate, monitor, and supervise outside vendors.
- Must be able to speak, read and write English in order to successfully communicate with families, guests, volunteers and staff.
- Experience with MS Office 365 including Outlook, Excel, and Word.
- Ability to operate a scissor-lift and high-reach.
- Ability to operate motorized vehicles, including battery operated carts.
- Must meet acceptable attendance and punctuality requirements, which are essential functions for the position.
- Valid driver's license and clean driving record.
- High School Diploma.
- Technical, Trade, or Vocational School Degree.
- Universal EPA Certification.
- Current EPA certification for handling of refrigerants.
- Current State License for HVAC/R Technicians.
- 5 to 8 years of related HVAC experience.
