Chief Engineer to assume complete operational responsibility for property located in Atlanta, Georgia.
The Chief Engineer holds a leadership role and is part of the property management team. In this role, you will closely monitor, identify, and communicate problems in every phase of general maintenance of the building(s), You will make recommendations, perform repairs, and develop and implement preventive maintenance as established by company procedures and guidelines. Additionally, the Chief Engineer works closely with the property manager and provides leadership to the engineering team. The ideal candidate will ensure our clients – owners and tenants – are provided the highest level of client service.
Responsibilities
- Lead and foster a positive work atmosphere by acting and communicating in a manner to facilitate positive relationships with tenants, vendors, owners, co-workers, and management by taking the necessary action to achieve Trinity Partners' goal to be best in class.
- Supervise, direct, and oversee the daily activities of the engineering staff.
- Ensure Building Engineers receive appropriate training, completing all training courses by assigned due date.
- Oversee compliance by engineering staff with Trinity Partners policies, including those concerning safety, job performance, and personal conduct.
- Promote and maintain a safe and clean work environment, following all applicable OSHA, NFPA 70E regulations and company best practices.
- Develop preventive maintenance programs for all assigned properties.
- Ensure all preventative maintenance is performed according to Trinity Partners standards including, but not limited to, CMMS (Computerized Maintenance Management System), HVAC and MEP (Mechanical Electrical and Plumbing) systems, EMS (Energy Management Systems), BAS (Building Automation Systems), FLS (Fire Life Safety Systems), Smoke Control / Smoke Evacuation, Emergency Power apparatus, service, repair and maintenance of all machinery and equipment.
- Respond to emergency calls after hours on a rotating basis.
- Experience with commercial office building sustainability efforts such as LEED, Energy Star, Green Globes
- Provide oversight for building equipment condition-service, repair, and maintenance to minimize unplanned outages or failures.
- Oversee compliance with all requirements pertaining to any existing ACM, O&M Plan and manage process as it applies to engineering, maintenance, and construction.
- Prepare and execute assigned portions of the operating budget, including HVAC, plumbing, electrical and utilities categories and assist the Property Manager in tracking expenditures.
- Plan, forecast, implement, and schedule all necessary major capital expenses and operating expenses, repairs, and improvements to the property. Prepare descriptions for the capital budget of planned or required projects.
- Ensure that pre-construction, field progress review, and post-construction checks are performed, and documented, and provide timely reports to the Property Manager on any construction deficiencies and assistance in resolving them.
- Properly maintain, organize, and track base building drawings, all received as-built drawings in hard and soft format.
- Candidate should be capable of reading and understanding blueprint drawings, such as, mechanical, electrical, plumbing, structural or architectural.
- Perform unscheduled maintenance calls, including routine plumbing emergencies, equipment malfunctions, hot/cold calls, electrical and lighting repairs, and minor structural repairs (ceiling, ceramic/vinyl tile, flooring, doors, etc.)
- Maintain records on all building equipment, recording in the CMMS.
- Participate in property tours and implementation of recommendations.
- Perform other duties as required.
Requirements
- Minimum of a high school diploma or GED is required.
- Vocational/Technical training certificate/training in maintenance/mechanical/electrical related work preferred.
- 10+ years of experience required.
- Commercial real estate experience is required.
- Certification meeting OSHA awareness training.
- HVAC/Electrical and/or other related trade licenses/ certifications strongly desired BOMA accredited courses preferred.
- Maintain a valid Georgia driver’s license required.
- Strong oral and written communication skills. Strong employee relations and coaching skills.
- Proficiency with Microsoft Word, Excel, and Outlook, electronic work order systems.
- Working knowledge of all aspects of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety.
- Ability to work in different environmental working conditions (e.g., heat, cold, wind, rain, humidity)
- Physical requirements include stooping, standing, walking, climbing stairs, and ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
