Position: Maintenance Manager - Residential
Location: Downtown Montreal

As part of its continued expansion and the enhancement of its Montreal operations, the organization is seeking a Maintenance manager for a flagship property to lead operations, performance, and the resident experience.
Customer Service
• Manage all resident service requests, ensuring timely completion, protocol compliance, and high satisfaction.
• Maintain strong maintenance programs and consistently high service standards.
• Enhance the overall resident experience and improve service ratings.
• Foster a customer‑focused culture across all staff.
• Promote a positive and engaged community environment.
Management & Administration
• Supervise unionized/non‑union staff, contractors, and service providers, ensuring quality performance.
• Oversee onboarding and training in alignment with company policies.
• Coordinate with shared services teams (automation, electrical, plumbing, garage, access systems).
• Lead annual fire and life‑safety inspections and ensure required repairs are completed.
• Manage in‑suite turnovers, occupied repairs, annual inspections, and preventive maintenance programs.
• Ensure all work complies with union contracts, codes, and health and safety standards.
• Oversee service contracts (pest control, landscaping, HVAC, waste, elevators).
• Manage supplies, inventories, work orders, purchase orders, and budget adherence.
• Maintain vendor relationships and participate in budgeting and expense reviews.
• Ensure staff understanding of emergency procedures (fire, flood, mould) and maintain all logs and safety checks.
• Assist with special projects as assigned.
Maintenance
• Maintain strong knowledge of all building systems (pumps, emergency generators, HVAC, boilers, chillers, pools, sprinklers).
• Oversee building access systems (cylinder locks, electronic controls).
• Supervise maintenance of parking areas, mechanical rooms, rooftops, and common spaces.
• Ensure proper waste and recycling operations and positive coordination with city or contracted services.
• Enforce safe handling of cleaning materials (WHMIS) and ensure full compliance from staff and vendors.
What you need to succeed
5+ years experience in a leadership position Strong technical building knowledge Bilingual (FR/EN) A passion for excellence in customer service delivery. Ability to resolve issues in a timely and professional manner. Strong interpersonal skills, excellent customer service, organization and communication skills. Understanding of the mechanical, electrical, unit renovation and building automation workings in a fast-paced building environment. Experience in inspecting quality of workmanship and thoroughness. Managing in a unionized environment an asset.
