The University of Iowa Health Care department of Engineering Services is seeking a Supervisor for the HVAC Shop. The HVAC Supervisor will oversee and participate in the daily and regulatory management of the HVAC shop, wireless temperature monitoring software program and other associated mechanical operations for UI Health Care. Primary responsibilities includes supervision of planned and unplanned corrective work orders, scheduling and completion of preventative work orders, direct supervision of the HVAC shop staff that includes scheduling; distribution of corrective and preventative work orders and assignments; organizing and performing the repair, maintenance, installation and inspection of HVAC systems and equipment; coordination of contractor activity; ordering and maintaining supply inventory; oversee HVAC and compliance with regulatory and departmental policies and procedures including infection control measures. Works cooperatively with the Engineering Services Department management team, Capital Management Department to ensure urgent needs are met in a timely manner and large capital projects are designed, constructed and completed within the UI Health Care recommended standards. This position will report to the Assistant Director of Engineering Services. This position will require the ability to routinely move 50 pounds; and ability to climb, carry, bend, kneel, crawl, reach, push and pull frequently.
The supervisor is expected to be on-call 24/7 for emergency needs; as needed address on site conditions during off hours and weekends. Occasional driving is required, a valid driver’s license that meets UI Fleet Safety requirements.
- Use U of I system for purchasing and expenses to purchase equipment, tools and supplies with allocated budget resources
- Review and approve purchases for equipment, tools and supplies
- Inform Director or Assistant Director of Engineering Services of resource needs
- Monitor assigned expense budget
- Maintain inventory at cost effective level while meeting mechanical shop needs
- Ensure compliance in financial procedures
- Maintain necessary inventories and/or procure parts and supplies
- Monitors daily work and compliances in HVAC operations that meet patient, building and occupant needs and requirements
- Complete routine reports generated from CMMS and other systems
- Prioritize, monitor and oversee daily work assignments
- Ensure compliance requirements are met for assigned staff
- Update assigned policy and procedures
- Provide regular updates and feedback to service requestors
- Recommend staffing needs to Director or Assistant Director
- Train staff in industry standards and safety practices
- Ensures infection control practices during daily and project operations are compliant with regulatory and epidemiology department requirements and expectations
- Orient staff to assure competency and performance
- Provide comprehensive training and coaching when new duties are assigned
- Communicate daily expectations and provide regular feedback for meeting objectives
- Distributes work orders and project assignments to HVAC shop staff
- Monitor and ensure efficient and on time workflow activity through use of the computer maintenance management software system (CMMS)
- Provide positive and constructive feedback and positive recognition
- Participates in staff selection, coaching and discipline
- Create management goals that align with department and UI Health Care strategic plan
- Plans daily staff activities to align with UI Health Care strategic plan and mission
- Provide input to Engineering Services Department strategic planning process
- Executes established procedures for corrective, preventative, routine, and predictive maintenance plans
- Review and advise minor renovation and construction projects
- Ensure projects align with UI Health Care strategic capital plan
- Achieve and maintain constructive and positive communication with staff
- Maintain professional and positive interdepartmental communication that includes timely follow-up
- Demonstrates positive customer service in meeting requests, repairs and communicating recommendations
Required Qualifications
- Bachelor’s Degree; or an equivalent combination of education and experience.
- Typically a minimum of 3 years’ experience in computerized building environmental automation systems, refrigeration or air conditioning (HVAC).
- Excellent verbal and written communication skills.
- Typically 2 or more years of supervisory experience including talent acquisition and performance management
- Demonstrated effective leadership while managing personnel in a professional manner that includes periods of stressful deadlines and available resources.
- Valid driver's license that meets UI Fleet Safety requirements.
Desired Qualifications
- Knowledge of chilled water system operation, principles of operations, methods, materials and tools utilized in the installation, troubleshooting, maintenance, calibration and repair of environmental systems.
- Experience with temperature, pressure and humidity requirements in a healthcare or an academic organization
- Project management or technical inspection
- Demonstrated experience in creating a positive work environment that demonstrates a focus on service excellence principles
- Knowledge of various codes and procedures, etc., that applies to hospitals such as TJC, OSHA, DOT, etc.
- EPA Type 2 Refrigeration Certificate.
