The Maintenance Manager oversees all maintenance operations for a multifamily community, ensuring the property is safe, well-maintained, and operating at the highest standards of quality and resident satisfaction. This role requires hands-on experience in multifamily maintenance or warranty management, with a strong understanding of construction systems, post-construction service, and long-term asset care.
The ideal candidate brings a proactive mindset, strong leadership skills, and the ability to manage teams, vendors, and preventive maintenance programs in a fast-paced residential environment.
Key Responsibilities
- Lead and manage all day-to-day maintenance operations for the property
- Oversee maintenance technicians and vendors, ensuring work is completed efficiently, safely, and to standard
- Manage preventive maintenance programs to protect building systems and minimize long-term repair costs
- Diagnose and resolve complex maintenance issues related to HVAC, plumbing, electrical, roofing, structural components, and building envelopes
- Leverage homebuilding maintenance or warranty experience to address construction-related issues, defects, and long-term performance concerns
- Coordinate unit turns, inspections, and readiness for new residents
- Ensure compliance with safety regulations, local codes, and company policies
- Manage maintenance budgets, inventory, and purchasing
- Respond to and resolve resident service requests and escalations professionally and timely
- Maintain accurate documentation, service records, and reporting
- Partner with property management to uphold resident satisfaction, asset value, and operational efficiency
Required Qualifications
- 5+ years of experience in residential maintenance, with direct experience in homebuilding maintenance or warranty management required
- Multifamily property maintenance experience
- Strong knowledge of residential construction methods, materials, and systems
- Proven experience leading maintenance teams and coordinating vendors
- Ability to troubleshoot and resolve complex building and systems issues
- Strong organizational, communication, and leadership skills
- Comfortable working in a fast-paced, resident-focused environment
- Valid driver’s license and ability to be on-call as needed
Preferred Qualifications
- HVAC certification or other relevant trade certifications
- Experience managing maintenance budgets and capital planning
- Familiarity with property management or maintenance software systems
