Summary Of Job Responsibilities
This position establishes and maintains the functional operations of PERA facilities, industrial systems, grounds, and equipment. Maintains building operating systems according to best practices, code, and safety regulations. Visually inspects, analyzes, and manually completes preventive maintenance and renovation work. Supervises building engineers and oversees the work of vendors and subcontractors.
Essential Duties And Responsibilities

- Direct the daily operations of HVAC, electrical, plumbing, and life safety systems.
- Supervise contractors and vendors performing on-site work, ensuring all completed work is completed on time, to code, and within budget.
- Ensures relevant regulations and division standards are maintained in all facilities and grounds
- Develops and implements preventative maintenance programs; communicates with the director to determine the best course of action related to repairs and projects
- Establishes and monitors safety procedures and practices and ensures compliance
- Supervises building staff, including day-to-day scheduling, technical and procedural training, coaching, approval of time-off & overtime, conduct staff meetings, safety briefings, and complete performance reviews.
- Evaluates work and/or project scope and estimates time, materials, equipment, and staff needed; arranges for subcontractors as needed
- Evaluates long-term needs in relation to major projects and property improvements, including assistance with budgeting, cost control and resource allocation.
- Prepares recommendations for the annual budget process, goals, and capital improvement projects directed to drive improvements to gain greater efficiency
- Performs preventive maintenance, emergency diagnosis, and repairs to building systems, equipment, structures, and grounds
- Monitors and controls various building operating systems via computer systems
- Maintains accurate logs, permits, and records pertaining to inspections and audits.
- Implement and maintain energy conservation and sustainability initiatives to adhere to Building Performance Colorado and Energize Denver metrics.
- Troubleshoots a variety of issues that arise and work with employees/tenants to provide solutions while maintaining a secure environment
- Professionally and courteously responds to employee/tenant inquiries to resolve building maintenance concerns in a timely manner
- Responds quickly to emergency situations and system failures, summoning additional assistance as needed
- Maintains regular and prompt attendance in the workplace
- Performs duties as an on-call engineer based on a rotating schedule

Job Qualifications
- Associate's degree; seven years of related experience; or equivalent combination of education and experience
- Related trade courses, certifications, and/or licenses desirable
- Supervisory experience preferred
- Demonstrated mechanical aptitude, knowledge of electrical systems, building construction, and mechanical equipment repair
- Ability to read and interpret instructions, work from blueprints, follow work orders, and complete work reports
- Ability to provide instruction to others in the proper methods of carpentry, plumbing, electrical, HVAC, and other building operating systems
- Demonstrated ability to manage multiple priorities and meet deadlines
- Effective interpersonal, communication, problem-solving, and decision-making skills
- Knowledge of local building and fire codes
- Knowledge of data cabling for furniture procurement
- Knowledge of building automation systems, Microsoft Office and work order systems
- Ability to travel as necessary for business purposes

- Standard office environment with frequent telephone communication, computer operation, and other office productivity machinery, such as a copy and printer machine.
- Routinely transport, move, install, or remove materials up to, and in excess of, 50 pounds, using material handling equipment and team move as needed
- Traverse position self, ascend/descend, and reach for long periods of time on a routine basis
- Exposed to environments of noise, unpleasant odors, inclement weather, dust, and fumes or emissions from automobiles, and/or cleaning agents and solvents
- On-call duties and occasional work outside of standard business hours and on weekends
- All employees are expected to present themselves in a professional manner in alignment with the financial services industry
- Ability to commute between two main PERA locations in Denver, CO, and Westminster, CO
- Ability to operate standard PC equipment
- Ability to handle stress associated with frequent deadlines and tight schedules
